3 projects show changing lifestyle

Cobb's suburban character is becoming increasingly urban as more mixed-use developments come into play, particularly in the southeastern area of the county, near I-75 and I-285.

Three more "live-work-play" projects were recommended for approval Thursday by the Cobb County Planning Commission.

With more projects coming down the pipeline, Planning Commissioner Judy Williams asked the county staff to look into developing a zoning ordinance that addresses the multi-use concept.

The mixed-use projects are designed to limit car use -- the kind of thing that local and regional planners like to see.

"If you can live here, shop here and work here, then you don't have to ever use your car at all, which is certainly a big plus. Not only for traffic but also for gas," Moore told the commissioners in his presentation of the two Riverwood Parkway projects.

WHAT'S PROPOSED

• On Riverwood Parkway, Cumberland Boulevard and South Cobb Parkway:

TI Riverwood, on 7.8 acres, would have 646 residential condominiums. The condos would be in two 27-story towers and an eight-story and a four-story building. Seven one-story retail buildings would have a total of 36,600 square feet of space.

Regent Riverwood, on 5.7 acres, would have a 27-story office building and three office-retail buildings with a total of 525,000 square feet of space. There would be 210 condos in two high-rise buildings (16 stories and 10 stories) and three office-retail buildings.

• On Paces Ferry Road at Boulevard Hills Drive and South Loop Lake Road:

Kairos Development Corp. proposed a project on 15.7 acres that would have 200 residential units (condominiums, townhouses and cluster homes) and 39,000-square-feet of retail space. The Planning Commission recommended that the residences be limited to no more than 158 units.

• The projects will go before the Cobb County Commission today,  Sept. 20.
