New Developments Approved in Smyrna As of October 3, 2005

Smyrna City Council voted to approve new zoning for Lois and Main Street, just outside the perimeter off South Cobb Road. The plan calls for 11 single family homes on this site, at a density of 7.89 units an acre. Pritchard Brothers are the owners and developers (whom also built Lois Pointe). The county has objected to the density of the tract, which carries a land use plan for medium density residential (2.5-5 units an acre). It remains to be seen if there will be legal action. The project does not meet standards for additional right of way. Cobb County DOT is supposed to have the final say on this standard, but that question has yet to be resolved. Without the proper right of way, the road cannot be widened enough to accommodate the extra traffic from the 1000 condos coming with West Village. Lois Street is only 17.5 feet wide! and is already a major cut through from Oakdale Road to South Cobb Drive. According to the decision, the developer is to install sidewalks on the east side of Lois, which is county right of way. If the project stands, there will be a single alleyway access. The homes, which are to subject to Easy Living Standards and therefore suitable for aging in place, are to range in size from 2600-3000 square feet and are to range in price from $400,000 up. The styles are to feature front porches. The houses are to be 10 feet apart. The project is to have underground detention, but the developer was not required to provide for filtration of heavy metals. OCA requested that this environmental safeguard be included. The extra filtering system would have been quite expensive. Pritchard Brothers has enjoyed a long relationship with building in the City of Smyrna. OCA was successful to getting the city to require sprinkler systems in each home, for the protection of the residents, particula! rly when they will be marketed in part to the senior population. The property will be annexed into the City as of November 1.
